Ocean Edge Resort Rules & Procedures

If you are renting a condominium at Ocean Edge Resort, you are renting from an individual property owner who is a member of a Condominium Association. The Resort amenities, such as the swimming pools, tennis courts, and golf course are operated by a separate management company. Your guest privileges while at Ocean Edge Resort are determined by what type of Resort membership privileges the owner of your unit has.

Sports Membership
With the exception of just a few units, all of our rentals come with a Sports Membership which entitles you to use of most of the swimming pools, tennis courts, and other sports facilities. Golf Membership
Some of our units also come with Golf Membership. If you are not renting a unit with a Golf Membership, you will not be allowed to use the golf course. However, keep in mind that there are three other excellent golf courses open to the public within a 5 minute drive, several more within ten minutes, and literally dozens more that are easily accessible. Note that even if your unit has golf privileges, you must book your tee time at least 6 weeks in advance, and fees still apply. Click the link here for full details. If you have any concerns regarding the specific privileges of your rental unit, please call us at 800-896-4606.

Keep in mind that these are the rules of the Resort and the homeowners. We at CapeCodRentals.com and OceanEdgeVacations.com have no control over these Rules & Regulations, and they are subject to change without our knowledge. We do of course make every effort to keep you informed as to any changes which might affect your stay while on Cape Cod. For specific questions regarding use of the facilities we urge you to contact the Resort Management Office directly.

Guests staying in the condos on the golf resort side of Ocean Edge do not have access to the private beach on the Ocean Edge Bayside. Parking passes for Brewsters public beaches can be purchased at the town hall. Ocean Edge management policies on issues such as pool passes to renters are subject to change from year to year, and this is beyond the control of CapeCodRentals.com.

Reservations
Reservations can be made online or by calling our toll free number 800-896-4606 or directly at 508-240-6535. We require a MasterCard or Visa to reserve a rental property. We’re sorry we do not accept American Express or Discover.

Please note that Ocean Edge Resort and the homeowners association(s) have their own rules & regulations regarding use of the facilities. For specifics about use of the facilities, scroll down this page.

Pets
You are not permitted to bring a pet of any kind to Ocean Edge Resort or your rental property.

Parking
Parking is limited, and you will be issued a parking permit upon entrance into Ocean Edge.

Payments
After making a reservation a lease agreement will be mailed to you. The signed lease along with a 50% deposit plus a processing fee of $50.00 and a cleaning fee of $115.00 is due within 10 days after your reservation is made. You can pay by personal check, money order or by the credit card you used at time of booking. The remaining 50% of rental amount is due by May 1st. If paying by check, please have it in our office by May 1st. If using a credit card, please call our office by May 1st to authorize payment. Reservations made after May 1st will require full payment at time of reservation on a MasterCard or Visa. There is a $45.00 fee to change your reservation, after receiving your signed contract back in the office.

Security Deposits
We no longer have individual security deposits for each property. Instead, we have instituted a $55 Security Assurance Fee (SAF) which will be charged with your rental. This is a nonrefundable mandatory fee, and protects you much the same way an insurance policy would. This plan protects you from damage expenses which result from an accident within the unit due to your inadvertent acts or omissions. The Security Assurance Fee(SAF) plan does not cover negligent or willful and wanton conduct. Click here for details You must notify CapeCodRentals.com of any damage or theft to the unit during your occupancy, or this plan is void.

Cancellation Policy without a signed contract

CapeCodRentals.com must be notified of any cancellations with in 14 days of booking date. If CapeCodRentals.com is not notified of cancellation there is a $40 charge that will apply to your credit card on file.

Cancellation Policy
You must notify CapeCodRentals.com in writing, or by phone of a reservation cancellation. If the reservation agent has received cancellation and unit is re-rented for entire canceled reservation period at no loss to Owner, Tenants payments will be refunded less a cancellation fee equal to 25% of the rental rate. If unit is not re-rented for entire canceled reservation period, all Tenant payments are forfeited.

Trip Cancellation Insurance
We offer Trip Cancellation Insurance through CSA Insurance. Please view the CSA Travel Insurance Brochure for an outline of coverage. Accommodations
Every effort is made to ensure all information in the CapeCodRentals.com Brochure, Lease and Computer is accurate and complete. However, CapeCodRentals.com cannot be held responsible for typographical errors, omissions, price changes, and, but not limited to, changes made by owners in furnishings, equipment, bed arrangements, etc.

Occupancy Limits
Total occupancy in properties may not exceed the maximum number of occupants allowed as shown on page 1 of lease agreement. Children, including babies of all ages, are counted. OVERCROWDING OR MISREPRESENTATION IS GROUNDS FOR IMMEDIATE EVICTION WITHOUT REFUND.

Check-In Procedures
Check-in begins NO EARLIER than 3:00 PM. You cannot check in if the unit has not been inspected. Do not go to the accommodations prior to checking in at our office. Our inspection crew will not clean accommodations if there are people or cars present. If you anticipate arriving after 5 PM please notify our office ahead of time so we can make special arrangements.

Check-Out Procedures
Check-out is no later than 10 AM on the departure date (NO EXCEPTIONS). YOU WILL BE CHARGED ANOTHER DAYS RENT FOR VIOLATION. Tenants are responsible for following Tenant instructions posted in unit and for leaving unit and grounds undamaged and thoroughly cleaned. If you cannot find the tenant instructions or have questions about our departure cleaning expectations you must call our office. Rental accommodations will be inspected after your departure and must be left in the same condition as when you arrived. After all windows and doors have been locked and your party has vacated the premises return your keys to CapeCodRentals.com office. Upon Check out you will be offered a chance to reserve your vacation property/week for the following season. There is a $50.00 non-refundable fee to hold your unit. If you cancel your reservation the fee forfeited. Your first payment of 50% of the reservation amount will be due by January 1st of the following year and your $50.00 deposit will be applied to your processing fee for the new reservation.
